Many first-time buyers assume they need a large down payment before buying a home. Depending on where you're purchasing and whether you qualify, there may be local assistance programs that help reduce the amount of cash needed to purchase a home.
My goal isn't simply to tell you about a program—it's to help you determine whether buying makes sense and build a plan that fits your situation.
Assistance programs are one piece of a much larger homebuying plan. Whether you qualify or not, we'll still evaluate your financing, monthly payment, cash to close, property goals, and long-term ownership strategy before looking at homes.
Check out this video explaining SHIP Funds more in depth:
SHIP (State Housing Initiatives Partnership) funds are state-allocated financial assistance designed to help homebuyers with down payments and closing costs. Administered locally by Polk County or the respective City, SHIP funds make homeownership more affordable in Lakeland, Polk County, and Winter Haven.
Key Benefits:
For homes in Polk County but outside the city limits of Lakeland and Winter Haven, Polk County handles the assistance through its GAP Financing Program. For homes inside the City of Lakeland, the City of Lakeland handles its own Home Purchase Assistance Program. For homes inside the City of Winter Haven, the City of Winter Haven handles its own assistance process.
This matters because the address and municipality of the property determine which program rules, income limits, funding availability, application process, and timeline may apply. A home may have a Lakeland or Winter Haven mailing address but still be outside those city limits, so the property’s actual jurisdiction needs to be verified before building the strategy around a specific assistance program.
If you're buying a home in Lakeland, Polk County, or Winter Haven, SHIP funds can significantly reduce your upfront costs with:
The funds available to you attach to your current buying power. The funds available to eligible buyers are a game changer. These funds can fully negate the typical need for $15,000+ in reserves buyers have come to expect in traditional purchases.
They can also be combined with other programs like Hometown Heroes.
